Following SpaceX’s debut on the Nasdaq exchange, numerous employees found themselves overnight millionaires. Estimates suggest that the IPO created approximately 4,000 new millionaires among the company’s staff, ranging from engineers to cafeteria workers who received stock options as part of their compensation. The majority reside in Brownsville, Texas, and local real estate agents are bracing for a gold rush, as reported by Realtor.

A City Reliant on SpaceX
Before SpaceX’s arrival, Brownsville was a quiet border town, largely unknown outside its region. In 2014, Elon Musk selected Boca Chica beach, located 25 miles from the city, to construct the Starbase spaceport. In 2021, he announced on social media that SpaceX was actively recruiting engineers, technicians, and construction workers, urging everyone to consider relocating to the area.
“It was the first time I started receiving calls from everywhere – from Oregon, Washington state, Maine, Northern California,” recalls local realtor Bob Torres. According to him, a genuine boom began then: buyers from other states purchased properties without even visiting them. “I had clients from Portland who had never set foot in Texas. We had a FaceTime call, and they made a cash offer. Even without a job at SpaceX, but hoping to secure one.”
In 2024, Musk officially relocated SpaceX’s headquarters from California to Texas. By 2025, the settlement near the spaceport received official city status and its own name, Starbase.
A Boom is Coming, and Realtors Are Ready
Over 1,000 current and former SpaceX employees have already joined forces to collectively negotiate better working conditions and tax benefits with management companies. This signals that people are contemplating where to invest their funds.
The median sale price of homes in Brownsville in April was $290,000, significantly lower than the national median of $425,000. At that time, the town had only 1,617 available homes for sale, with just 67 priced above $1 million.
Hanna Jones, a senior economist at Realtor.com, refers to SpaceX’s IPO as the “biggest wildcard” for the local market. She is confident that even modest demand from the newly minted millionaires could rapidly escalate prices in a segment with minimal available supply.
Local real estate agents are openly optimistic. Tricia Scott of VP Realty believes that the newly wealthy individuals will inevitably turn to real estate, leading to a substantial increase in demand for premium properties. She notes that SpaceX has been cultivating a culture of housing investment in the region for years, and the IPO will simply elevate this process.
Economist Hanna Jones from Realtor.com asserts that with such limited supply in the high-end price bracket, even a few dozen active buyers can quickly rewrite price tags. And it appears there will be considerably more buyers.
